What pilots actually charge for residential and commercial drone roof inspections in 2026 — typical rates, what pushes them up, and the line items most quotes quietly leave on the table.

What a drone roof inspection really costs
If you are new to Part 107 work, roof inspections look like an easy entry point — short flights, simple deliverables, repeatable. They certainly can be.
Most homeowners looking to have a roof inspection done will review websites or see ads quoting anywhere from $150 to $400 for a typical roof inspection. That is what the customer sees. From the pilot side, the real question is different: what do you need to charge to cover drive time, your gear, editing, and still book the job at a healthy margin?
This guide walks you through it.
Typical pilot-side rates
Here's a quick snapshot of the national averages for each type of inspection.
- Single-family residential, visual only: $150–$350
- Single-family residential + thermal overlay: $300–$650
- Light commercial (warehouse, strip mall): $400–$900
- Insurance / adjuster job with a written report: $500–$1,200
- Large commercial or multi-roof property: $1,200–$3,500+
Rates vary by region, by how polished the deliverable needs to be, and by whether you booked the job direct or through a third-party marketplace/network (more on that below).
What pushes the number up
There are five things that move a roof job from a low quote to a high one. Knowing which ones are in play on a given job is most of what separates a profitable pilot from one who guesses.
- Deliverable type. A folder of raw photos is the cheapest thing you can sell (typically the only thing marketplaces will want from you). A short annotated PDF is the next step up. A formal inspection report — with damage callouts, severity ratings, and the layout an adjuster expects — is the most valuable. You'll want to charge accordingly.
- Thermal imaging. A radiometric thermal camera (the kind that records actual temperatures, like DJI's M3T, M30T, or H20T payloads) lets you spot moisture intrusion and insulation gaps. It adds roughly $100–$400 on top of a visual-only price.
- Roof complexity. A simple ranch-style asphalt roof is a 15-minute flight. A steep multi-pitch tile roof, or a commercial building with rooftop HVAC and a parapet wall, can double or triple your planning and capture time.
- Airspace. If the property sits in controlled airspace, you will need a Low Altitude Authorization and Notification Capability (LAANC) approval. That is usually free and instant through an approved app like Aloft, AutoPylot, or B4UFLY, but plan for an extra 15–20 minutes of pre-flight planning, etc., and the chance the authorization gets denied.
- Turnaround. Same-day or next-morning delivery — common on insurance jobs — usually warrants a 25–50% rush premium. Build it into the quote, not as an afterthought.
The costs new pilots forget
When you are pricing your first dozen roof jobs, these line items quietly disappear into "overhead" and shrink your real profit. Add each one explicitly:
- Drive time (each way), valued at your drive labor hourly cost
- Report-building time, which on insurance jobs is often 2–4× the actual flight time
- Cloud processing fees if you use a stitching or reporting platform
- Wear and tear on your drone and any thermal payload
- Payment processing fees (around 3% on most providers like PayPal, etc.)
- A Certificate of Insurance (COI) when a commercial client requests one — your insurer might charge a small fee per COI issued or to add an additional insured.

Deliverables: what you are actually selling
The price ranges above swing as widely as they do because "a roof inspection" can mean three very different products. Pick which tier you want to deliver, then price for it.
Tier 1 — Photo bundle (entry level). What it is: 30–80 well-organized stills covering the roof, slope by slope, plus 4–8 wide overviews. No annotations, no report. Delivered as a shared folder, or data upload.
- How to build it: fly a manual orbit and slope-by-slope grid, cull the bad frames, light adjustments in Lightroom or a photo editor of choice, edit, dump into a folder.
- Software: Lightroom (or free Darktable), Dropbox / Google Drive / WeTransfer for delivery.
- Charge: low end of the residential range. Useful for homeowners pre-listing or roofers wanting "show me what is up there."
Tier 2 — Annotated PDF report (the workhorse). What it is: a 4–10 page PDF — cover page with property and date, overview map, per-slope photo pages with arrows and short callouts ("hail bruising, north slope, ~6 strikes per square"), a one-page summary. This is what most direct clients actually want.
- How to build it: drop the photos into a template, add arrows and short text callouts, export to PDF. Build one template, reuse it forever.
- Software: Canva (free tier handles this well, drag-and-drop templates), Adobe Acrobat for markup, CompanyCam if you want photo annotation on your phone in the field, or a purpose-built inspection app like Scout by DroneSense or DroneDeploy Inspect.

- Charge: mid range. Most of your residential and light commercial roof jobs land here.
Before you call out damage, know what you are looking at. If your report includes annotations like "hail bruising," "missing shingles," or "water intrusion," you are making an inspection determination — not just taking photos. That means you should have some foundational knowledge of what damaged roofing actually looks like, whether from hands-on construction or roofing experience, a formal inspection certification, or documented training from a roofer or adjuster you have worked under. Delivering a damage report without that foundation puts your client at risk and exposes you to liability. When in doubt, stay in Tier 1 (photo documentation only) and let the licensed roofer or adjuster make the determination.
Tier 3 — Thermal / radiometric report (insurance and energy work). What it is: everything in Tier 2, plus a radiometric thermal pass with temperature-tagged callouts for moisture intrusion, insulation gaps, or electrical hot spots on rooftop equipment. This is the deliverable adjusters, energy auditors, and commercial property managers pay a premium for.
- How to build it: fly the visual pass first. Re-fly with the thermal payload in the early morning or just after sunset (when the temperature differential is largest). Process the radiometric JPEGs to pull actual temperatures, mark anomalies, drop into the same report template with a dedicated thermal section.
- Software: DJI Thermal Analysis Tool 3 (free, reads radiometric R-JPEGs from M3T / M30T / H20T), FLIR Thermal Studio (paid, more polish), or end-to-end inspection platforms like IMGING by Loveland Innovations and Pix4Dinspect that handle capture, processing, and reporting in one place.
- Charge: top of the residential range, or the commercial / insurance tier. The thermal payload, the second flight, and the analysis time are all real costs — quote them.
A quick rule of thumb on tools: do not buy a $200/month inspection platform for your first five jobs. Build the Tier 2 template in Canva, deliver three or four of them, and let the client tell you what they want added. Upgrade tools when the volume and the deliverable demands it, not before.

What to do first
If you are just starting out: keep your Part 107 current, build a Tier 2 template in Canva, and deliver a handful of jobs. When clients start asking for damage callouts or thermal passes, pick one training path (HAAG or Drone Launch Academy) and one reporting tool (DroneDeploy Academy is free; CompanyCam is low cost). Add thermal software only after you have the payload and the volume to justify it.
Direct clients vs. third-party networks
A network is a middleman platform — Zeitview, certain claims marketplaces, restoration-contractor portals — that sends you jobs in exchange for a cut. For a residential visual roof, networks typically pay $75–$200; for thermal, $200–$500. Direct clients pay 2–3× that, but you also handle the sales conversation, the deliverable, and the client relationship yourself.

A quick note on insurance-claims marketplaces specifically (Eberl, Bees360, and similar): these are a distinct category with their own per-mile rate cards, certification stacks, and deliverable expectations. Bottom line for newer pilots
If you are quoting roof inspections by gut feel, you are almost certainly leaving 20–40% on the table — or worse, taking jobs that lose money once drive and editing land. Price every roof job the same simple way:
- Drive + flight + processing + overhead + target margin = your quote.
